What We Repair in Offices and Small Suites

What we fix, by zone. Chicago’s median building dates to 1953, so doors drift, walls are often plaster and anchors need a plan.

What's Included with a Service?

Walls and ceilings

Drywall patch jobs, corner bead, touch-up paint and office painting by our wall and ceiling patching and interior painting crews, plus wall anchors in plaster.

Doors and hardware

A slamming door closer, sticky lockset, loose strike plate, missing door stop or kick plate go to our door and hardware repair team.

Restrooms and break room

Break room faucet replacement, toilet parts, restroom recaulking, ADA grab bar installation and dishwasher and appliance hookup by the break room sink, properly seated, sealed, and aligned.

Reception and conference rooms

Screens, signage and new shelves, plus trim and carpentry repairs at the front desk.

Furniture, Screens and Fixtures

We handle office furniture assembly, from desk assembly to office cubicle installation. Our office furniture installation anchors shelving and each filing cabinet to the wall. TV mounting for conference rooms is our commercial TV mounting service, and shelf, board and signage mounting handles every whiteboard and sign.

What We Don't Take

Power electrical, HVAC, sprinklers, remodeling and cleaning. Layout changes fall under a City of Chicago General Contractor license and go to a GC.

What Office Repairs Cost

Most office repairs Chicago contractors keep rates behind a sales call. We publish ours, because an office manager collects two or three quotes and compares them side by side. The table shows From-prices for the jobs we do most. Rows marked By request get an itemized quote after a quick walkthrough, since one sticky door and a full punch list are very different evenings. Every line is spelled out, so building management and accounting can approve it without a follow-up call. Recurring office maintenance services are priced per visit and per site. Evening and weekend slots are quoted with the job. Emergency calls follow the same fee rule as the rest of the site. To get a number for your space, request a quote and pick Commercial on the form.

Working Around the Workday

We work around your staff, not through them. Most after hours office repairs Chicago clients book us for an evening or a weekend, and the space is ready when people log in. Here is how a visit runs in an occupied office.

  • Evening and weekend slots. We start after close or on Saturday, and loud steps stay outside the building’s quiet hours.
  • Dust containment. Plastic sheeting goes up around every patch, and all sanding runs through a vacuum sander.
  • Floor protection. Runners and drop cloths cover the carpet from the freight elevator to the work spot.
  • One zone at a time. If the office can’t clear out, we split the job by room, so the conference room is done before the next meeting.
  • Clean by morning. Debris removal, a vacuum pass and furniture back in place before the first person walks in.

Next day your staff walks in to a fixed door and an office that looks like nothing happened.

Getting Through Building Management

Almost every Chicago office building has rules for contractors, and the property manager checks them before anyone brings in a ladder. Each building has its own version, so we read the rules first and plan around them. Here is how we get cleared.

1. The COI. We send a certificate of insurance that names the building’s management company as additional insured, worded the way their vendor rules ask.

2. The freight elevator. We reserve the freight elevator and a loading dock slot, and materials come in through the service entrance.

3. Noisy work hours. Drilling, sanding and cutting happen only in the hours the building allows, which are often evenings and weekends.

4. Debris removal. Old panels, boxes and drywall scraps leave with us, so nothing sits by the dock overnight.

5. The sign-off. Before and after photos go to you and the property manager.

The W-9, payment terms and the rest of the vendor package are on our commercial handyman services page, and one email covers all of it.

Preparing an Empty Suite for a New Tenant

A vacant suite has one job, to look ready at the showing. The downtown Chicago office market data for Q2 2026 puts vacancy at 25.6%. Trophy and Class A buildings absorbed 117,613 square feet, while Class B and C gave back 127,126. That gap is why owners of older buildings now win tenants with small fixes. The suburbs look similar. Cushman & Wakefield puts suburban Chicago office vacancy at 24.2%, up 230 basis points in a year. Before a spec suite goes on the market, we cover these four things.

  • Patch and paint. Holes from old monitor arms get filled and scuffed walls get a fresh coat.
  • Doors. Every door closes and latches cleanly on the first try.
  • Restroom. Grab bars, a new faucet and fresh caulk.
  • Old mounts and signage. Brackets and the old company logo come off.

We work from your punch list and handle suite turnover repairs the same way when a tenant leaves in move-out condition.
